Concrete Dusting and Spalling

If you walk through your garage and come out with white powder on the soles of your shoes, your concrete is dusting - the top layer of cement paste is breaking down and shedding. In Nashville, this happens fast. The constant thermal expansion from 115°F days followed by cool nights disrupts the surface matrix of the concrete, accelerating what would take decades in a mild climate into just a few years.

Dusting concrete is porous and can no longer form a strong mechanical bond with coatings applied directly on top. Beyond aesthetics, oil-saturated concrete weakens the top layer over time and can interfere with coating adhesion if not properly addressed. Once the epoxy system is down, future spills wipe off in seconds - they never reach the concrete.

Surface Cracks That Are Getting Wider

Hairline cracks in concrete are normal. What is not normal - and what Nashville accelerates dramatically - is cracks that visibly widen from season to season. The desert heat forces concrete to expand during the day and contract at night, and over hundreds of cycles, small cracks become medium cracks and medium cracks become structural ones.
